FAQ

Answers to common questions.

Everything you need to know about touring, reserving, and moving into an Onlivin residence.

  • What’s included in the rent? Every room comes fully furnished with all utilities included — electricity, water, gas — plus high-speed Wi-Fi. All rooms have closets and under-bed storage, and every room door has its own secure keypad lock.
  • How long are the leases? The minimum lease is 1 month, and month-to-month is allowed — preferably 6 months; month-to-month can cost a little more. Onlivin usually doesn’t raise the rent, and a longer lease locks in your rate.
  • Can I tour before I book? Yes — we recommend it. All tours happen at our office at 2765 Francis Ave, Los Angeles, Monday through Saturday, 11 AM to 5 PM. Tours are by appointment only (no walk-ins, no Sunday tours), so book a time that works for you.
  • How do reservations work? A one-time administration fee reserves your room: $250 for a shared room, $300 for a private room. There’s no deposit. The fee is nonrefundable unless we don’t approve your move-in, in which case it’s refunded. Your lease contract is sent after full payment — and you can reserve remotely from out of state.
  • Is there an application process? Yes, a simple one. We check for criminal records — approval is usually same-day and easy. Credit isn’t really reviewed.
  • Are pets allowed? Pets are welcome in private rooms only (never in shared rooms): $50/month for cats, $100/month for dogs.
  • Is parking available? Parking is available based on availability for an extra $100/month; street parking is free. We can’t guarantee a spot in advance — it’s confirmed at move-in.
  • How do shared rooms work? Shared rooms are gender-separated — never mixed. We match roommates thoughtfully (for example, students with students), and if it doesn’t work out you can switch rooms. Most residences have 4–5 bedrooms with an average of 3–4 people.
